Landscaping Can Increase Home Value

Landscaping is more than just beautiful flowers and trees.  A home’s landscaping can aid in increasing the value of the home and how quickly your home will sale. 

Past studies have shown that improved landscaping can increase the home’s value by close to 20% and can speed the sale of the home by approximately 5-6 weeks.

10 Tips for Cottage Buyers

  1. Clearly outline what your cottage needs are. Do you need a cottage that has been winterized for year round use or just seasonal? Do you need waterfront? Will you entertain and therefore need spare bedrooms for guests?
  2. Before you buy you should take a vacation in the area to get a feel of the region and whether it suits your needs.
  3. Find out how close the cottage is to hospitals, stores and other services.
  4. Work with a REALTOR® who knows the area well and can assist you with your search.
  5. Once you find the property hire a professional home inspector to determine any deficiencies in the cottage that may impact value as well as personal enjoyment. It will be money very well spent.
  6. If you wish to do improvements on the cottage or build an addition, check with the local municipal office to ensure that this can be done.
  7. Determine that the property you are interested in will provide the necessary amenities that you desire.
  8. Time of year has an impact on price. Fall is a better time to purchase a cottage in regards to price but spring and summer will enable you to view the shoreline better.
  9. Become familiar with the unique characteristics of a cottage property. Familiarize yourself with wells and rural sewage systems.
  10. Determine whether there are additional charges (beyond property taxes) that may be required for road clearing and grading to name just one.

The following are some pieces of advice when choosing a Contractor, provided to us by;  

In an effort to inform the Consumer Market anticipating home improvements it is our hope that the information contained in this pamphlet will be an aid in choosing a Contractor.

Source of Contractors

Although the source of finding s Contractor may be aided by Yellow Pages, Newspaper, Radio or Television Advertising.  Don’t restrict your choice to claims made by Contractors in Media Advertising.

Word of mouth is the best source of locating a Contractor.  Businesses maintaining a high quality of service rely on their past customers for future business.

Friends, relatives or neighbours are usually a good source.  Another might be Engineers, Architectd and General  Contractors are these groups are usually familiar with the local trades in the community.

You should locate the Contractor.  Don’t let the Contractor locate you.

Scope of Work

Because of both the size abd nature of most home and property improvements there is not documented specifications for Contractors to base their bid, therefore you should familiarize yourself with what you believe to be the “Scope of Work” for the project.  Since you are likely unfamiliar eith some details, be prepared to accept some advice from the Contractor you have invited to quote the job.

Final Choice of Contractors

If you have followed the steps above you have most likely emliminated the “Fly by Night” Contractors.  In other words, those businesses who practice short cuts in arriving at their bid price.  You will have also decided the parameters of the work to be done.  Based on these parameters you should now be able to accept the Contractor with the lowest bid price.

Selecting a Paint Color

I usually approach painting a room this way.  Before I go to the paint store, I choose a theme for the room, or maybe I choose an object that means something to me.  The object could be a framed painting, or a clock, area rug, cushions on a sofa, or that one of a kind chair.  

After that has been decided I can choose a color from within that object.  To make sure that you’re choosing the right color to enhance the room, keep in mind the difference between cool and warm colors and what they do to a room.  

Note: You can always ask the paint store for a color sample, that way you are 100% sure of your choice.

After the room is painted I choose an accent color to make the room even more dramatic.  The easiest way to do this, is bring that color out in cushions, blankets, curtains, frames to name a few.

I don’t know if this is the correct way to approach painting a room, but it works for me.  Best of luck with your painting!
